So I had a few quotes for furnaces. Once all is said and done, I am out of pocket $7k :(
The good news:
1) The install happens tomorrow. I am considered a priority because I am considered a "no heat" home and therefore they bump the other jobs (which are homes that are under construction);
2) I ended up replacing the furnace and air conditioner. With the package deal and rebates that are ending in March, it only cost me about $2K more if I did it now versus $4k if I wait.
3) My AC is in a really odd spot. They are going to relocate it to the other side of the house;
4) The furnace and AC are highly efficiency and will save a boat load on utilities (no wonder they were so high for one person)
5) I got a 6 month deferred payment program so no payments and no interest for 6 months. That will give me time to get the rebates as well as my tax return. In the meantime my mortgage is up for renewal so I may look into a line of credit to get a low rate.
All in all I'm suprisingly calm for someone who just dropped $7k. Oh well. Life goes on . ..

Uhhg! See no one can plan for everything. But I love how you have it figured out how to pay for it already. I'm with Marie. I'm glad you didn't start that reno yet. I would save for it before I started it. There are too many unknowns. Or...do it in stages. Its not all or nothing with a reno like that especially with mom out of there. Baby steps.

Sadly, I am including the rebates with the $7k number (ick). I have the energy audit scheduled for tomorrow at 11 and I am going to get him to come back asap so that I can get the rebate in asap (it takes 3 months!). The rebates will go right to the loan!

Mortgages are not a tax deduction in Canada (I wish they were . . . it would be so awesome for me!!!)
Yes, I should be getting the raise between March and May (depending on when it goes through). My boss pulled me aside yesterday and told me that was the plan! I am hoping it will be at least $10K of which I would take home about half (so about $200 more per paycheck). That would be HUGE!

Aw Bex, I know it hurts to drop that kind of "cash", but you've got a plan and it sounds like all in all you've got a pretty good deal.
