Legal seperation or seperation

Ok my husband of almost 9 years and I want to seperate. We have two kids (aged 8 and 5) and he owns the two family we live in with my mother. I'm nowhere on the mortgage. So my thing is, what if he doesnt want to pay for the expenses anymore once he moves out? I have been a full time stay at home mom now for 6 years and I JUST got a small part time job at a preschool. So, I'm not sure if we should just seperate and leave things as they are for financial security or if we should legally seperate because 1. I Have no real income which may be a good thing since the judge could order him to continue to pay for us to live here OR on the other hand, 2. He might fight me by saying he wont pay for this house anymore so me and my mom will be left homeless. She cannot afford to buy my husband out-he's the main breadwinner for this whole house. Lawyers are vicious and I dont want to be ripped apart by one KWIM? My husband is one of those guys who's sweet and agreeing to my face but could turn to the dark side in an instant. He's extremely selfish which is why I want out.
What the hell should I do???
And also, what happens with the kids? Would a legal seperation divide that up too as far as visitation and all that?? I'm really confused and scared but ready for anything at this point. Please help!
By the way, I'm 28 and my husband is 32.
