Well, I am currently getting divorced and trying to sell my home by owner because we do not have enough equity to use an agent.

Here's some things to think about:


Is your home fairly priced?


Is it clean and uncluttered on the outside (no trash cans, brush piles, old toys, etc laying in view?)


Are there many other homes in the area with similiar square footage, yard space, style, etc?


You don't say how long the house has been on the market. The depressed real estate market in today's economy means homes sit longer and move more slowly. It may take 6-12 months to sell your home vs. 3-6 months a few years ago.


You may also consider auctioning your home or selling it a broker who will pay what you owe on it (you won't make any profit, but it's one way to dispose of a home).


You may also want to consider renting the house to cover your mortgage payments or rent-to-own for a tenant. You'd be wise to consult a rental management company or your lawyer for details.
