I wish I had a 'woohoo!' icon lol! And IMO hun, 118k is NOT bad for a townhome. I know out here where I live, a new townhome is about 200k. It's unreal. But supposedly, they price them that high because of the location. But I suppose a lot of realty properties are like that? This is exciting and you've got me looking at townhomes/condos online already lol.

I do like my apt and will most likely renew my annual lease come August of this year. But probably in another year, depending on how my finances go, I may just buy a condo or a townhome. It's something that's been brewing in the back of my mind for the past couple of months now.

I do hope it goes well for you! If I lived closer to you I'd help you move. I'll be sending lots of positive vibes your way!

I've been following this with great interest since I'm possibly interested in buying a house when my apartment lease is up in October. I'll be 28 and a first-time homebuyer, a teacher as well, and would have little, if any, money to put down. Do I get pre-approval for the loan first? That is my biggest confusion. ::sigh:: I'm also holding my breath a bit to see if I'm staying with this district or not...but I'm just aching to own a home! My goal is before I turn 30 :) I feel so guilty paying almost a mortgage in rent!

I got my pre-approval first, but the person who recommended my real estate agent said that she found her real estate agent first.

Yippee! Have you received the counter-offer yet?

(The seller paid closing costs on mine, and that did help a ton. It was nice that I didn't have to wipe out everything I had saved for down payment and closing).
