OK gals. I have accepted his counter offer and we are signing stuff and sending it back tomorrow. The realtor is on her way to my house right now to give me the papers.
I didnt get exactly what I wanted but it looks like my loan amount can be increased after all and having house hunted a bit more in the past couple of days, I am sure this is the house we want!
So SYB and I are going to have a home together and we are so nervous and excited all at the same time! I know the loan still has to go through and the inspection has to happen but for now, we are all smiles!

And by the way - no worries now - but house stuff has to go in the bottom area, too!! I feel like the big bad police - but we have to get everyone using both areas and sorting right.
But we are so glad you posted this!! I think we have all been on pins and needles this week!!
I have huge bruises everywhere from the pins and needles - thank god for all the support on here to get me through last week. It was tough!
I am so glad to have SYB here again. He got back last night and we went straight to bed :) and just like in the storybooks he called the agent today, spoke to her in British and the house is ours. Gotta love him.

So glad you were able to get the house you like the best. Now keeping fingers crossed that the next month or so of closing stuff isn't too much hassle. The seller does not sound like he'll make it particularly easy.

Well we will see abut the seller. I think so far he has gotten what he wants to a certain extent since I accepted his last counter rather than countering again. I did get the house for 40000 below list price so I am happy. The house is sold as is so I dont expect he will pay for much if there is stuff at inspection. But I put in the contract for the contract to be official after inspection and final loan approval so I have some leeway. I think also there are some code requirements to be concerned about for my loan going through. My agent said they are more relaxed about some of it now but someone told me that if one appliance isnt working ( we already know the range is not working properly) or if there is a hazard ( such as the front cement porch steps crumbling) it needs to be fixed before the loan goes through. So cross your fingers....AGAIN.
But for now we are thrilled and relieved this first process is over!
