OK gals. I have accepted his counter offer and we are signing stuff and sending it back tomorrow. The realtor is on her way to my house right now to give me the papers.
I didnt get exactly what I wanted but it looks like my loan amount can be increased after all and having house hunted a bit more in the past couple of days, I am sure this is the house we want!
So SYB and I are going to have a home together and we are so nervous and excited all at the same time! I know the loan still has to go through and the inspection has to happen but for now, we are all smiles!

Yea I know I have been thinking about that too. I know the house has been renovated though within the last ten years so it isnt a total fixer upper. The basement is unfinished and the kitchen is just tiny and has old appliances but the place is itself has been renovated quite a bit with redone floors and paint and bathrooms done. I think the old guy might have started the kitchen but just didnt care enough. There is also a brand new deck out back and off the second floor bedroom and the basement has the plumbing and electrical already with the wood up for the walls.
Just some stuff to do to make it ours for sure and from the looks of it a bit of picking up where he left off. I am doubting the presence of lead paint or electrical or foundation issues at this point but maybe that is the optimist in me. I will just have to hope for the best and dont worry, I know I cant afford a money pit so I will consider the FHA inspection good for me so that I am very informed!
Thanks for being upfront - I need it right now. These are important decisions for sure!

I am prepared for small repairs but big ones like electrical or foundation or plumbing I could not handle. I have my fingers crossed and I will definitely keep you girls updated!
