OK gals. I have accepted his counter offer and we are signing stuff and sending it back tomorrow. The realtor is on her way to my house right now to give me the papers.
I didnt get exactly what I wanted but it looks like my loan amount can be increased after all and having house hunted a bit more in the past couple of days, I am sure this is the house we want!
So SYB and I are going to have a home together and we are so nervous and excited all at the same time! I know the loan still has to go through and the inspection has to happen but for now, we are all smiles!

Thanks Rose! I dont know whether the current owner went FHA when he bought in the 90's but I have his disclosure and there is nothing worrying there....of course maybe he is just leaving stuff out? I dont trust the guy much as I am sure I am not supposed to in this process so we will be scheduling the inspection with someone we pick this week. Then FHA does their appraisal and hopefully the loan gets final approval - all of this should happen this week. I have good feeling about it. SYB and I are going to shadow the inspector like glue. I think SYB wants to FLIP it, which is this little video hand held we have so we can review it later but I dont know whether they will allow that. If he has a lot to say ( even a lot of little stuff) it would be a good thing to have.
We are definitely excited and smiley. Even though we came to verbal agreement on Sat, I felt a huge rush yesterday when I faxed in our signatures! We could be homeowners in a month! I am playing the Tchaikovsky Concerto with a symphony in NJ late August ( time to practice!) and then I would come home and move everything by the first of the month. It makes me excited just thinking about it:)

I dont know why I didnt take pics the two times I have been....I was so intent on just walking around and looking but didnt snap any shots. I will DEFINITELY take pics at the inspection though because you gals arent the only ones to ask me this!! I would love to show you all what it looks like since I had such a strong reaction to it!

So do you think that in addition to the regular inspection we should do a lead paint inspection? Is there something the regular inspector will be looking for that will point to us needing the lead inspection?
There was no chipped paint over there when I was there. LOoks like they had just primed the kitchen for something - not sure what. But the rest of the house is painted and I think it was done relatively recently.
Seriously the house is just scattered and untidy and that throws my brain off but I have some hope that it is just a messy owner and not thousands of repairs hiding.
I am slightly concerned that the house is too cluttered for a proper inspection. Can I request that he TIDY UP? lol

I think they can scrape a bit of paint in an obscure place and test for lead.


If the inspector or you have even a shadow of doubt about the foundation, I would hire an engineer's report.
