Closing issues AGAIN!!!!
It was postponed til 8AM this morning and then they realized there was a repair found to be needed ont he inspection so we were to close this afternoon.
NOW, the lender has come up with us needing a year's worth of rental history. We had already asked our landlady for that and she submitted it to them, but they didn't accept it because it's not a bank statement. I do all my banking online or at the branch, so I have no paper statements. I can print back to a certain date from my home PC, but it is up to the bank to produce the others.
Shane went by there to ask for the one's we lack and they said they MIGHT have them by Friday at the earliest, which causes us to close maybe Friday afternoon or Monday. The current residents in the house have not packed hardly at all and don't plan to until closing is done so we're looking at a hotel a few days because they refuse to just get out. If we have to get a room, we have nowhere for us to keep furniture, we'll have spoiled food, and have to eat out and will have no money for Christmas.
I'm so sad. No one told us we needed this stuff and now because no one will tell the current residents they should go ahead and get packing, we're out on the streets as of next weekend with nowhere to go.

TT and I had HORRIBLE closing issues as well. Really bad.
Do you know if your landlord already has your place rented out? TT and I had to call our landlord and ask him if he was willing to allow us to stay a few days and pay him a "per diem" due to our closing issues. We were very fortunate that he agreed. Can you call your landlord? That might work for you.
Like someone else said, I don't know anyone that had an issue free closing. At all. The day before TT and I were supposed to close our lender called us and said "we notice that we don't have your 401K statements" - - - yeah, well, they had never asked for them!!!! So we had to scramble to get those.
I've forgotten all of this stuff very quickly though, due to the simple joy of being in MY house. And I know if you do have to get into a hotel room, it will be a HUGE bummer - but I bet Dylan will LOVE it - and you can tell him THAT is Christmas!

Yeah, the house is rented. We had promised to be out by the 11th because that is our lease end. We planned to have all our small stuff out during that week so we could get Shane's cousin to bring his trailer over to clear out the big stuff that Friday or Saturday. Shane was going to take off that weekend. The new tenant has to move in the next Monday, so we have no time. It HAS to be done.
I'm just so upset because the owners of the other house have done nothing towards moving and according to our realtor, they don't have any excuse. They already have their other house and could be moving but instead are sitting with their fingers up their butts waiting on closing to pack. He said they've packed SOME but nothing significant and have made no real progress. He had to go over there today to check on a repair so he saw what they've done. Best case for us is to have ONE day to move. If we close this coming Monday, we're screwed. Both the sellers work so they are going to have limited time to pack during the week and will be taking (I'm positive) that Saturday to move, which is the end of our lease. We might need to call our landlady for an extra day, but that's all we'll have.
I just hate this. Shane has climbed up someone's butt about the bank statements. I asked that idiot if he needed anything else WEEKS ago and he said we were good. This was before he sprung it on us that we needed $4000 which was bogus because he was trying to financially rape us and we found out and our realtor called him on it. I asked him. "George, do you need ANYTHING else from us? Or are we okay?" He said no. He said he had all he was going to need and that the paperwork was headed to underwriting. Ends up, he got it to them too late and didn't give it enough time so when they requested stuff, we had no time to get it together because he didn't communicate well with them and now we're suffering and praying we don't have to get a room or at best, have to stay with Shane's aunt, who I know would take us in a few days no questions asked. But as for the furniture, well, we have nowhere to place it for any amount of time.
This situation is a prime example of what happens when you don't have good communication within an office. People end up losing time and money. I can honestly say that if we hadn't passed the date where we could just drop the deal with no penalty, I'd say forget it and just tell our landlady we're staying put. Unfortunately, we stand to lose money if we cancel the deal now, so we're just going to have to be at the current owner's mercy and hope they light a fire under their butts and move out of OUR house.

I'm sorry, Mel. It will work itself out. I know right now it sucks BIG TIME - but it WILL work itself out.
Every house I've ever bought has been a nightmare. My first one was my condo with my ex. It was brand new - and we had a close date of January 31. January 31 came and went and it wasn't ready. Then we had a close date of February 28. Still wasn't ready. Then we had a close date of March 31. Which SUCKED - because his dad died on the 28th - and our wedding was April 2. We were both still living at home (me with my parents, him with his mom, I had been living on my own but moved in with my parents to save money for our condo and our wedding) so it wasn't a big deal. We got our keys on Friday, March 31. We got married Sunday, April 2nd, and left for our honeymoon. It was a drag.
Next house was also brand new. We were given a move in date of December 1. November 30 we pack everything up, December 1 we move everything over. Move everything in. Call the builder because the heat won't turn on. (We're thinking the gas was turned off at the street or something). Find out we didn't have a PERMANENT certificate of occupancy!! We had to MOVE OUT (yes, move out, everything, put everything in storage and we crashed with Jojo - who was 7 months old, in my parents' living room) for ELEVEN DAYS while they got the final certificate of occupancy. They didn't even tell us!!!!!!!!
This time with Tim. So we were set to close - geesh - I don't even remember. July something. Close Thursday, get the keys Friday, move in Saturday. So Thursday we go to close and our agent calls the sellers' agent to confirm that they were also coming to sign and she said "oh, no, and I meant to call you, they can't be out Saturday." WHAT? We had painter scheduled for Saturday, carpet cleaners scheduled for Tuesday, moving trucks and laborers scheduled for Friday, etc., etc., etc. We are preparing to sign papers and fund the loan and the sellers were JUST THEN requesting TWO MORE WEEKS! We had NO choice but to grant it to them - but it really, really, really messed us up. So we had two more weeks before we closed. The day before our REAL closing, they call us about needing 401K statements. NOW. And to tell us we needed to bring a $5,200 check to signing vs. a $3,900 check. HUH? WHAT???? It was a nightmare. NIGHTMARE I tell ya!
But I've already forgotten it. And I promise, you will too. It will ALL work out!

Your closing sounds like a nightmare.
I did have a mess when I first refinanced my house. Besides the surprise with the fee, which they removed, they asked for all of the wrong papers initially, then they didn't have the first set of papers on the right day - it had to go to the next day. Then the lady got in a car wreck on the way here so I had to drive to the mall to meet her. Then the papers were wrong - they messed up the paperwork THREE times - that is right - I had to sign all of the papers THREE times. Each time had a major error. It was unbelievable. The good thing though is that unlike you, I was not disrupted in my living condition.
Hang in there - it always works out in the end. You will forget about all of this when you are in your beautiful new house.

Sorry to hear about all the problems. When we bought our house, the previous owner had to be out several hours before the closing so we could have one final walk through. The realtor said it was to check to see if anything was damaged when she moved out (walls, doors, etc.) or if anything that was supposed to have been left behind (like the fridge) was taken. My sister, who lives across the country from me had to do the same thing. In her case the parents were divorcing and the teenage children had thrown a party the night before the closing after the house was empty. The place was a mess, carpet stained, etc. They got more money from the sellers before they agreed to sign anything at closing. Is this not done everywhere? How can they stay in after closing, isn't it your house at that point?
I'm so sorry Mel, I just don't understand how people, who do this as a profession, can still make mistakes like that? Haven't they done this kind of job enough, to know what needs to finished and settled EVERYTÍME for a closing. Their can't be that many differences. Right? How frustrating! I can't stand it when their are morons that don't know the difference from their right and left foot.

Technically, yes it IS our house. But they can request a little time to get out, cleaned up and all. At first they were going to be out by closing and we would take possession at that moment. THEN they asked for 1-2 days to get out, which I found reasonable and said yes. But after that point, it's really ridiculous if they aren't paying us rent. Unfortunately, the realtors aren't demanding this even though I've said I think it's needed.
The thing is....the sellers got another offer an hour after we placed our's. It must have been somewhat better because after that point, they really began asking for a lot. Everytime we turned around, the addendum had to be changed and we were signing something else because they found yet another thing they wanted. We didn't refuse them anything because we wanted that house. So when they asked for 7 days after closing, I was furious and told my realtor that they were just playing us now and I wanted rent. He said that they probably asked for it as a safety net and wouldn't take the full time and since the other off was better, we probably shouldn't rock the boat too much. HELLOOOOOOO!!!! THEY SIGNED THE CONTRACT! It was DONE! But no one wanted to upset them, so we are getting cheated. We're now at the mercy of the sellers and the bank. If the bank doesn't get us the papers we need today or at least first thing tomorrow morning, we're not gonna get in the house on time. The new tenant needs to move in here, so we have to move out and we are glad to do that. We have some sense about us. Other people are moving in, so it stands to reason that we should pack so they can. Apparently, this was never taught to the sellers of our house. They think they can squat there as long as they want to and why not? No one is willing to tell them to get the Hell out of our house.
I hate cowards.

Sorry Mel-- no way you can work with the people who are moving into your old house ha? LEt them know that you need a few days??? Its a stretch I know
The aggravating part, besides the sellers not moving out in a timely manner is that everyone knew this date was coming. Shane and I picked the house out in October and chose specifically to close November 30th so we'd pay our property manager on December 1 for the few days of December we had til the lease ended and we could go ahead and get out and into our new home. The sellers knew, the lender knew, everyone knew our intentions.
I'm just angry that the sellers have asked for so much time. It seems funny that they originally planned on being out before closing and giving us the keys at closing and now they've changed their tune and are acting all cautious as if we aren't going to close at all. What changed? What do they know that we don't?
Of course, the lender dropped the ball too and we are very upset at the lack of professionalism because they should have known to ask for this stuff. It's their job, for crying out loud. This is what they do daily.
We're just hoping that we can get in on time and the hardest part is utilities because the electric company claims to need three business days to transfer power. Why? Don't ask me, but I need a date so I can call them soon.
