dyk the offer we're considering making is more like 88-90K w/ seller paying 3% closing


dyk this after getting off the phone with the realtor but I have another friend of the family realtor who is going to call us and give us more advice

my first instinct was 10% off to give us negotiating room 87,500 but sean thinks the owner will hear the eighty and want none of it

dyk so far we're the first to look I think - perhaps the only, no other offers anywhere


dyk I think we're set to make an offer tomorrow


dyk there's no reason NOT To we've got nothing to lose really. Well, except the $200 in the inspection, but we're not there yet this may end with an offer that he rejects or counters too high, etc

dyk the owner of the perry house hasn't lived there in a while, his sister and husband and 2 kids are there for 2 more weeks, they just closed on their own house


dyk so it will be empty in 2 weeks...


dyk I hope that makes him motivated


dyk I asked the realtor if we were in a buyer's market and she said if the buyer is motivated to sell/needs to sell, then yes we're in a buyer's market


dyk to which I said - HOW DO WE KNOW THAT?

DYK on Zillow, scroll down to "Charts and Data" and you'll see the last time it sold, and the price it sold for.

dyk I found it - it shows the sell date which tells us the roof being replaced was part of his sale, but it doesn't list the price!! dang.
