Went through the house last night . . .

. . . and it is *beautiful* inside!!! It has hardwood floors in the living room, downstairs hallway and dining room, and the kitchen cabinets are freshly painted white. The trim in the kitchen is a beautiful dark burgundy color, which will *perfectly* match my dishes! It also has a cute little half-bath downstairs. Upstairs, there is a *huge* master bedroom, and two other bedrooms, one of which has *beautiful* wainscoting on all the walls. That bedroom also has a balcony off the back of the house! And of course there is a full bath upstairs, which is kinda small, but that's OK! It has a laundry room in the basement and a full attic, as well as two detached garages -- one is a one-car and the other is a two-car. It's absolutely perfect!

The only problem is, it needs a new roof. So, I put an offer on the house last night, but I deducted about $6,000 from the asking price due to the serious roof issues. Now, I guess I just have to play the "waiting game." They have all day today and all day tomorrow (Saturday) to respond, so I may not get a call until Sunday, if they take their time. But, my step-dad thinks they will accept the offer, because he's pretty sure they know how much the roof would cost.

Please, please, please you guys -- I really need your prayers and "warm fuzzies" here . . . I absolutely *love* this house!!! If they do in fact accept my offer (please, God!!!), the next step is for me to go to closing on my old house which the STBXH is refinancing. That is supposed to take place early next week, if all goes as planned. I'm really hoping there are no delays with the closing on the old house, because I need that mortgage out of my name before I can get final approval for my new mortgage. I'm so excited, but soooo worried!!! Cross your fingers for me!!!

Well, Gabby, thanks for the positive vibes . . . THEY WORKED!!! That's right -- I have a contract on the house! :oD

The sellers rejected my original offer (which was a little low, due to the roof needing replaced), but I counteroffered and they accepted! The house had been on the market for less than a week, and they had already started packing their stuff up, so I think they're in a hurry to go to settlement. I can't wait!!! It's just absolutely perfect . . . it's *exactly* what I was looking for.

Most importantly, I feel better now that *I* will be owning my *own* home, and not depending on STBXH anymore. The only real estate I've ever owned has been titled jointly with him. My BF and I will be living there together, but this house will be in my name only, at least for now. If we ever wind up getting married (WAY into the future!), then I will deed the house into both of our names at that time, but *not* before! He totally understands and respects my decision in that regard . . . he knows that the STBXH has basically kept our house *and* the $5,000 that my family gave me to make the downpayment on that house, so he understands where I'm coming from.

We're hoping to go to settlement sometime in mid-April. THIS IS SOOOO COOL!!! ;oP
