Can you identify this tree/bush?

I'm not sure if its a tree or bush. We bought this house last year and it had been vacant awhile. Its very fragrant whatever it is! Thank you for any help!

It looks like a tree to me, but I have no idea what kind! Sorry I can't be of more help.

Thanks! Yeah its a mystery! lol. I think I'll have to ask a local nursery. Its making me nuts trying to figure it out! I'll report back when I find out!

Its been making me crazy to figure it out! Last year it did not bloom due to a late hard freeze. I am SO happy to know what it is!!

Have you checked with a nursery? I would probably get one from a nursery before ordering from some where else. It ha been our experience that when you get them from places, or wherever they are so small they usually do not make it. Next time I get a tree I will just order a big one from a local nursery and pay the hefty fee they charge to get a real big/thick one.

Actually the one I ordered was a decent size and did very well for years.
