We got our mortgage approved!

Of course I can't pop the champagne until the closing, but it should be pretty smooth. We're buying the house that we've lived in for years, and there are no issues of moving or any other transactions needing to take place before this closes.

Not too shabby. . . considering that a year ago we were facing a rising tide of panic over our debt.

A friend gave me some good advice once about home improvements: live in a house for at least 6 months before you do any home improvements. You'll be amazed at how different your perspective is on what "needs" to be done once you've actually lived there. Guaranteed that what you thought you had to change, you can live with, and what you thought was fine is what really needs to be fixed.

In our case, we've lived in the house for 10 years and we know exactly what it *needs* and what are just *wants*. It needs a new roof and oil burner. Everything else is cosmetic.

One reason we wanted to buy this house is that it meets all our needs, and then some. It's 4BR, 2BA, 2500sf. There will never be any justification for moving to a bigger house when circumstances change (e.g. when I make partner). We hope that being comfortable in this house - which we can afford now and in the future - will help us focus on paying off our debt in the near term and saving for college and retirement in the long-term. We don't want to have to just work to maintain a too-fancy roof over our heads.
