Well we finally did it! After talking about it for a really long time we decided to make the change. Our neighborhood is very overpriced (Denver) and we are hoping to cash out a bit. There are several things that make us feel now is the time, the biggest is our oldest is starting middle school next fall and we are UNDERwhelmed with the school choices. Our real estate agent has priced our house very high (too high if you ask me) and we plan to buy something at least 150K less. That means after moving expenses and commissions, we could still go back to one mortgage, probably get rid of most if not all the debt and even have some money to bank so we could do fun things like buy ski passes or not put vacations on credit cards.
The other thing in the back our our minds is that our company is asking people to take early retirement or buy-outs to reduce staff. It is unclear what will happen if enough people don't step up. I seriously doubt our jobs are in any jeopardy but all the speculation makes going to work not very fun. It would be nice to know we were not so house poor that if we decided to do something else we would be trapped.
So here's hoping. . . So far we've only had one realtor preview. Bring on the showings!!! Plus, keeping the house spotless for a long time with three kids will put me over the edge.

Good luck to you. I know what you mean about keeping the house tidy. I have 4 year old twins. The other day, my DS took the powder and spread it over himself, his sister and the living room. He was "....pretending it was snow."

I know what you mean about keeping the house clean...ugh. Ours has been on the market since March and I am soo sick of having everything spotless!! It's hard with 2 kids, dh and a dog to pick up after. I hide folded laundry in the machines if I don't have time to put them away and shove toys in drawers!!~ lol!! I'm keeping my fingers crossed right now because our realitor said someone is very excited about our house (and preapproved!)so she thinks we will get a bid real soon.

We downsized our house a year ago...it was such a blessing.
Of course, we had our doubts and thought....what the heck are we doing? I knew our previous house was owning 'us' instead of the other way around, but I really liked it. And the neighborhood was nice, even if we didn't quite fit in.
Well, now that we moved...we sold a 1900sf single family house with a basement on a huge lot in an upper middle class suburb. We bought a duplex, no basement, about 1600sf, and a one car garage in middle class small town on the outskirts of a large city. There were many people to didn't 'get' it, why give up the nice house? But I LOVE it. I love the littler house.I love the neighborhood. I am now able to sah with the kids. We are not busting our balls to maintain the yard - its really small.
Dh still wants a 'real' house. A 2-car garage would be nice. But I really feeling comfortable here. I grew up on a farm & lived in the middle of nowhere, so the suburbs are rather closed in to me. I do okay, but I thrive in a small town.
So even though my oldest dd will say she likes our old house better (huge sandbox in the huge yard), I do not. It was sad and a bit emotional to move because of $$ reasons...that only lasted until our first mortgage payment when we realized how tiny it was. huge relief!
