I would say, spend as little as you can while still having good schools, a decent commute, and a love affair with your house!
Good luck looking... should be a great time to buy.
Get your sister in law to make an appointment to see the house and take tons of pictures of it on the inside. Tell her to take good ones and bad spots too and just send them to you.
I had the person that bought my house in North Carolina to have a realator do that for him and the pictures sold the house. I had it on the market for 5 days and the realtor was the first person I showed the house too.
I didn't mind her taking all the pictures at all

My SIL sent me the pics today.
I can totally relate. We just found out that the city will let us build our new house right here on our land, which makes DIY SO much easier. We've already decided on the plans and I want to get started something fierce, but I know we need to get the debt down and the credit up before we do it. It's hard to wait, though, because we pay our mortgage and my mom's (along w/ her other bills) and we'll be moving her into a guest house so even with the cost of construction we'll be SAVING tons of money each month. I'm super excited to get out of our 1950 3bed/1ba (which we are very blessed to have, faults and all) and into a sprawling 6 bedroom ultra-modern farmhouse!
I've got the fever with you! I hope the house looks good for you if the time is right!
