Thanks so much for asking about our meeting with the realtor, Margie! With all you have going on....

The meeting went nicely. She didn't come across like the stereotypical barracuda salesperson I've heard horror stories about from coworkers who recently sold their homes. I think it's because there's not likely to be a house to sell, just a fact-gathering for us. After we thanked her profusely and reiterated that our immediate plans weren't to sell, we gave her the grand tour of the castle and told her of improvements we've already made and the timetable (I was pleased to see most of them actually fell within the last 3 to 4 years). She took a lot of notes, and it seems we've done some worthwhile things so far. We had taken some pictures of the outside in the daylight with the digital camera and showed them to her. We also showed her the floor plan that Peter prepared for all the renovations - expanding the kitchen (basically making our current kitchen into a butler's pantry/office area and expanding into a slightly bigger kitchen space toward the back of the house), adding a larger deck with a patio off it with access through French doors from the dining room and a back door from the kitchen, knocking down a wall and making the two 1st-floor bedrooms into a real casual front-to-back family room/guest room, and adding a full dormer on the upstairs back of the house to accommodate a master bedroom, a jazzed-up new bathroom with a large steam shower (instead of a shower/tub combo), and another bedroom. The area along the front of the house where we'd maintain the Cape-style dormers would be for window seats with storage under lids, comfy chairs for reading, etc. We tossed out a figure that we thought it might cost, and only gulped a little when she said it will likely be more, based on the kinds of finishes we choose - we kind of figured that, but hoped for better news. We want to figure out if the changes we propose will put us over the top for our neighborhood, although with several of the homeowners around us having done good-sized expansions already, I don't think that necessarily will happen. We also want to know what we could realistically expect to get if we do decide to sell now with just some cosmetic fixes and whether we could buy something that's a bit more house than what we have. I have a magic number in mind that I'm willing to take on as a mortgage, but around here, the homes that usually fit within that number don't look much different to me from what we have now. We should hear from her over the weekend. I hope to be pleasantly surprised rather than disappointed by her market analysis.

Michele, I'm sure your aunt would be thrilled to know you were with her right to the end. Take good care of your dad - he's going to need the family's support to get over losing his last sister.
