DD and her fiance but a binder on a house. I can't believe it is happening. My going to open houses Saturday found the house and they loved it after I told them I found their house. Keeping my fingers crossed that the rest goes smoothly. They offered the asking price but someone offered more and then they had to counteroffer. But, the owners liked them and want them to have the house. We are all clueless on what to do since other kids used real estate agents. This was a sale by owner. The lawyer has been hired and an inspector is going to be called. The house is in such fantastic shape I doubt anything wrong will be found with it. It is move in condition.


I am still trying to get over the fact that they are going to pay 378K for a house when we paid 20K for our house. (It was 36 years ago...LOL!) Houses are outrageous here in NY, especially LI.


Another super thing...they will be only 5 miles away. I will have both DDs close by. This is good!!

Good Luck to DD and her fiancee! Nothing much else for them to do. The seller's attorney draws up the contract gets it over to their lawyer, after they sign they have about 45 days to get a mortgage commitment. Their attorney will explain it all. Everything is done between the 2 attorneys' offices. LI house prices are out of control! Nassau County is definitely worse though, price wise and tax wise! Glad to hear your 2 DD's will be close by!

Grace that is awsome. If you need another attorney let me know. I work with two of the best realestate attorneys around. Where is the house? People have no idea how much homes cost here or how much we pay in taxes. But I understand what you are saying all too well. Heck we bought our house 13years ago for $140,000.00 and we sold it last October for $367,000.00. Crazy!

I didn't realize you were working for real estate attorneys. I will definitely keep it in mind. Thanks for mentioning it.


The house is in Farmingville in a development type area. She is so excited that it is in the Sachem School District where she teaches and always lived. It is 33 years old so the taxes aren't too bad if you consider $4200 not too bad. We pay over 6 thousand with Vet discount and STAR. It is between Granny Rd and Ocean Ave (83).

Thank you so much for the info Susan. Just trying to figure out if the house gets inspected before they go to contract or after. But, you explanation made it a lot easier to understand. I will pass it on to them. They will be using a PBA lawyer for now and if they are up to snuff, then they will look for something else.


If it is that easy, why do real estate agents charge 2% to help with this? Obviously, they aren't going to use a buyer's broker.


It is great to have both DDs nearby.

Square footage isn't really used here in NY or at least on Long Island. But, they think the house is about 2000 sq feet. I don't know. It is an expanded cape with 3 bedroom and 2 baths, 1 car garage, no basement. They really did a great job redoing the house.

Congratulations to your daughter and her fiance. It's a thrill, then panic sets in on closing day when those checks start flying around, then it's a thrill all over again once everything's moved in and settled.

How's this for ridiculous? No detached house for sale in DH's hometown is selling for under $1M, and new homes are starting at $2M+. This is not beachfront property, just a very nice half-acre or so; it's a beautiful town with excellent schools and big expectations for its students. There are not too many sanitation department employees living there.

Nothing in our town last week was listed below $350K - that can be a 2 bdrm/1 bath ranch or a 3 bdrm/1.5 bath Cape that can politely be called fixer-uppers. New houses in our town that once would have been considered executive homes but are now the norm for some first-timers and move-ups are starting at $500K; square footage for them can range from 2300 up to near 4000. There are also a lot of knock-downs/rebuilds on the same lot.

I won't go into taxes....

Anyone wanna move up here? It's be nice to have you as neighbors!

Sounds wonderful and hey $42 is not bad for taxes. Is that Town of Brookhaven or Islip there? We are almost at $6 too. And of coarse our taxes are going to go up because the school budget vote passed for East Islip.

PS: I have to work everyday next week because my boss is going out of town, heading to Richmond to buy his house. But maybe the Tuedays or Thursday after that for lunch would be great. I think they closed the Proportions in Sayville. But there might be one in Stonybrook
