We want to redo Alex's room (right now he has a space them which he's outgrown).

Hmmm... difficult decision. First, I like the daybed and I'm not sure why it isn't very "boyish"? I looks pretty rustic to me and perfect for the cabin theme. Is there an option to have a trundle bed underneath? I had a daybed many moons ago and it had one. It fit right under the bed and could be pulled out and popped up when I had guests over. Maybe that's an option?

I do like the loft/futon bed too but if he was uncomfortable now, I imagine it will only get worse as he ages. Also, I'd worry about him outgrowing that option quickly (will he still want to climb up there in his late teens?).

Ahhh, that pesky radiator! Well, I'm sure that boys won't mind sleeping bags to be honest. If you wanted to get really fancy you could buy an air mattress to put down when you have guests over.

Which option does Alex like best?

I like the daybed option also, he won't like sleeping on the upper bunk the more he grows. I'm sure the daybed will be a lot more comfortable, and they can still hang out on it to play games and such.

Hi Laura,
I love the daybed option for a room of that size. I think go with what Alex wants - b/c it's also what you want ... lol.
We'll be going down this road too soon. My oldest will be getting his own room in the next year and we'll be moving my two year old - who will be three into his older brother's room. I'm sure the two of them will b/c good friends. Right now, my second oldest isn't so thrilled with having a two year old brother ... lol. GL with your decision.
