i briefly checked current rates, and none were as low as you used for your calc.

and most people don't have such a substantial downpayment, or they don't pay closing costs with cash...

i come up with a P&I payment taht is a few dollars shy of 2000 / month if i use a rate of 6.5 (closer to today's rates)....and that doesn't include escrow (RE Tax, PMI, home owners' insurance) that would bump the payment well over $2500/month

I am sure you don't get this but your comments come of (and not just to me) as rude and condescending. I was stating difference not who was better. What you said to me , initially, can be viewed the same way. I think what my daughter does it great. She is on her way to attending a great college and has a great future ahead of her( not that the children in your family don't). I am sorry if me being proud of my daughter upsets you. I won't, however, quit doing it. It is my job as a parent to be proud of my daughter and brag on her a bit. As for the 150 books she has to read that to advance to th next grade level.

I have no doubt many people are paying $2500.00 per month, but I don't think it's the average.

i suppose the difference is how well established you (anyone) are (is).

someone in thier 20s/30s will probably have a harder time surviving on 100k than someone in thier 60s.

i suppose i should have mentioned that when i say $2500/mo mortgage, i am talking about people who have bought in the last 8 years....since that is what i have the most exposure to.

if someone bought 15 years ago, it would be a different story.

my hometown didn't even have a single house for sale for $300k or under when i was looking. no one in the 6 month span i was looking.

Thanks ladies... still waiting to hear the arrangements... I'll have to drive to OH in a couple days for the funeral so I'll be MIA from the board which I'm sure some won't be sad about. lol We were expecting this to happen and he did pass in his sleep in his own bed which is what he wanted after 5 years of pain but it's still really hard to lose him. :o/ Huggles all around
