Still not clear on what your renovation was, or how much you felt you needed to be home, or whether you were doing work that most people would employ a general contractor to do.
In any event, it seems pretty clear that if it was hard for you to supervise that much while SAH, it would be even more difficult to do it if you were WOH. So it doesn't seem accurate to say that you had less "do as you please" time as a SAHM than you would have if you had been a WOHM.
If only we could have predicted the future, huh?
We made the same decision to sell at a loss rather than rent.

Every single thing you do to your home increases value IF you do it right. You replace flooring or put in new cabinets etc make your house more marketable, and increases value. The things we did to this home were because the home had been in foreclosure and was ugly. The things we did to this house we would have done whether it was our dream home or if we were renovating to sell. I am not just relying on the marketplace but that does play a significant role in selling a home. If your market is horrible no matter what you do to your house you will not make money or you will make very little. We bought this house well below market value because of the foreclosure and condition. So the market, renovation, and low purchase price all play a role in selling a home.
