I would recommend using the median price as the estimate, then.
By the way, the COL on the coasts disturbs the ever-loving crap out of me, LOL! You couldn't get me to New England or the Bay Area unless you were dragging me kicking and screaming. It amazes me that anyone pays so much for everything.

Excellent! Okay, so for your area, it wouldn't be feasible for a family of 4 to survive on $40k per year. But you would be able to create a reasonable budget for them using an income of $90k.
In my area, where the median income is $45k, I would be able to create a reasonable budget for a family using an income of $40k.
