buying land?

We are looking for land right now to move our manufactured home to. We are wanting something between 3 and 8 acres. I finally went to a Real Estate Agent and got some listings from the MLS system...is that a system? I dunno at this point...I'm too flutter-brained.

Anyway...she found me 4 properties in the area I'm REALLY wanting. All are right at 5 acres. But they are WAY more money than I wanted to spend. I know that is because of how close they are to the city w/out BEING the city, and they are decent school districts, etc.

So, here are my questions...where can I go or call or look online to get a list of the properties that have sold in the last year or so (also longer so I can see a trend) in this area? I want to be able to see the size of the property and for how much they sold.

Also, when negotiating with someone for vacant land, what percentage of their asking price should I offer them? What should I expect them to come down to? I'm sooooooo confoozed, and I HATE HATE HATE HATE HATE this! I SWEAR I will never move again! If the house is ever hit by a tornado or consumed by fire, I will live in a tent! An air conditioned tent, but a tent. No more home or land buying for me! lol

Also, what are peoples experiences with Propane? Our house is part electric and part gas, but natural gas isn't available in this area, so we would have to convert to Propane. Neither DH or I have had to deal with propane before. Pros and cons? things I need to know?

You could try the land registry office but your best bet is an actual real estate agent. Where I live they get paid by the seller, so there is no cost to the purchaser for reasearch etc. But you would want to choose an agent to do the research that your actaully going to use, so eventually they would make money through the purchase of the land.

The county's Department of Tax Administration should have this information. Check if your county has this information online.
