I would add a second bath on the second floor. We are planning to do it at some point, but it involves adding a shed dormer, which involves replacing the roof, on top of the cost of adding a bath to the second floor of a house with no plumbing on that floor. It's going to take a while to save up to do it, but it will be done before the kids are teenagers. lol
